PANORAMA LOUNGE
On the first floor of Sa Boleda, we designed a second living space around one simple idea: the view.
Part library, part reading room, part private retreat, the Panorama Lounge opens onto one of the most generous terraces in the house, with uninterrupted views stretching far beyond it.
We wanted it to feel quieter than the main living areas. A place to read, think, have a drink, or simply sit and watch the light change.
Some rooms are designed around a function. This one was designed around a feeling.

THE PATIO WE SAW BEFORE IT EXISTED
When we first acquired Casa Margarita for a development project, this was one of the most forgotten corners of the house.
A small, neglected courtyard. An old structure once used for animals. Nothing about it suggested the private oasis it would eventually become.
But we saw it immediately.
We imagined the old outbuilding becoming a guest house. Water where there was none. Greenery climbing around the old walls. A place completely protected from the outside world, hidden in the middle of a Mallorcan town.
And slowly, that vision became real.
What was once one of the least remarkable parts of the property became one of the spaces that gives Casa Margarita its soul.
A reminder of something we have believed since the very beginning of Rôck&Villa:
the most extraordinary spaces are often hiding inside the ones everyone else overlooks.

WHAT HANGS IN THE STUDIO

We have never thought of art as something that simply finishes a space.
In our studio, it is part of the atmosphere we work in every day. It changes the way a room feels, shifts our attention, starts conversations and, inevitably, finds its way into the way we think about our own projects.
Our ongoing collaboration with Gallery RED allows the studio to evolve constantly. Works move in and out, new pieces replace familiar ones, and every rotation changes the space again.
For us, that constant exposure matters. Creativity rarely comes from staring only at architecture.
The walls keep changing. So do the ideas.

THE ART OF ARRIVAL
The foyer is the first impression of a home. Before you understand the rooms, the architecture or the views, it tells you how the house wants to make you feel.
At Sa Boleda, we wanted that first moment to hold a certain tension: grand, but not imposing. Calm, but not anonymous. Classical in its proportions, yet punctuated by pieces with enough character to make the space feel unexpected.
Warm stone, dark timber and soft evening light create the quietness. Art, sculptural furniture and the Murano chandelier bring the drama.
When we design a house, we think about it as a sequence of experiences. The foyer is the first.

TWO PERSPECTIVES. ONE VISION.
We often get asked how we work as a creative duo, and how two people with different instincts, references and points of view manage to arrive at one vision.
The truth is, we rarely see things in exactly the same way, and we consider that one of our greatest advantages. Rôck&Villa has always been built around duality. One idea questions another, one instinct challenges the other. Sometimes we agree immediately, and sometimes we debate our way there.
Every decision has to survive two perspectives. Ideas are challenged, refined and sometimes completely reconsidered. The result is rarely what either of us would have created alone, and we believe it is stronger because of it.
For us, the strength of a creative partnership is not in thinking alike, but in turning different perspectives into one vision.

THE FACE OF SA BOLEDA
They say you should never judge a book by its cover.
With Sa Boleda, we did.
Its façade was one of the reasons we fell in love with the property, and everything behind it confirmed that instinct.
Built in 1925 for the prosperous Medina family, the house was conceived as a statement of status and ambition. Its composition of neoclassical palace, adapted to the proportions of a Mallorcan manor, was unlike anything else we’ve seen in Mallorca.
A century ago, it was designed to command attention.
It still does.
Our work is to restore its original symmetry, preserve its carved marès and return this remarkable façade to the clarity and presence it was always meant to have.

The new volume is almost fully constructed, while installations throughout the historic house are nearing completion.

SA BOLEDA IN GOLDEN HOUR
When we acquired Sa Boleda as our next development project, one feature stood out immediately.
The sunset.
Thanks to its elevated position and uninterrupted views over the Mallorcan countryside, the house experiences one of the most beautiful golden hours we’ve seen on the island. It quickly became one of the reasons we knew this property was special.
Light has always been one of the most important materials in architecture. It shapes proportions, reveals textures and completely transforms the atmosphere of a space throughout the day.
That’s why, when designing Sa Boleda, we thought about the way every room would respond to those final moments of sunlight.

We designed Le Bistrot Sellier to feel like a place discovered, not newly opened.
A room layered with warm light, deep reds, patterned upholstery, black lacquer, collected objects and the kind of intimacy that makes dinner stretch far beyond the reservation.
Not a copy of Paris, but our interpretation of its rhythm, confidence and savoir-vivre, placed in the heart of Palma.

THE LESSONS WE BRING HOME
For our own development projects, we choose to restore historic properties.
Not because they’re easier.
Because nothing teaches architecture like time.
Walking through Dubrovnik, once one of Europe’s wealthiest maritime republics, you’re reminded that timeless architecture was never created by following trends. It was created through proportion, craftsmanship and an extraordinary understanding of space.
That is what we come here to study and get inspired.
We don’t come here looking for details to copy.
We come here to understand why an arch still feels right after 500 years. Why certain streets feel balanced. Why some spaces leave a lasting impression while others are forgotten.
Those are the principles we bring back into every project we design.

THE ADRIATIC RESET
No matter how busy the year has been or what’s waiting for us back in the studio, spending a week at sea has become a non negotiable tradition. It’s our way of pressing pause before the next chapter begins.
This year, we explored the Croatian islands by catamaran, drifting between quiet bays, centuries old stone towns and small local tavernas where lunch meant freshly caught seafood and whatever was in season that day. Days moved with the wind, sunsets dictated the schedule, and every stop offered something different to discover.
For us, travel is about creating the space to look at things differently. The colours of the Adriatic, the textures of centuries old stone, the changing light, the landscapes, the architecture, the local craftsmanship and the slower pace of life quietly refill our creative energy. We always return with fresh inspiration that inevitably finds its way into the way we think, design and create.

THE HOUSE, THE HILL, THE HORIZON
Our vision for the exterior of Sa Boleda began with what was already there: a remarkable heritage property set on a privileged hilltop site in the heart of Santa Margalida, with uninterrupted views stretching across the surrounding countryside, and an 85-year-old orange tree that had quietly shaped the garden long before us.
Rather than competing with these qualities, we allowed them to guide every design decision.
The tree became the heart of the garden. Around it, we created three distinct outdoor experiences: a lounge nestled beneath its canopy, an intimate dining terrace connected to the house, and an L-shaped infinity pool extending towards the horizon, framing the landscape beyond.
The most memorable properties aren’t remembered for individual design elements. They’re remembered for how they make you feel the moment you arrive. That was the benchmark for every decision we made.

SA BOLEDA: THE PROCESS
Since acquiring this protected Majorcan heritage property, originally built in 1925 with parts of its historic cellar dating back to the 16th century, we’ve been carefully restoring and reimagining it as a contemporary Mediterranean home. Projects like this are never about replacing the past, but understanding it. Every intervention is a balance between preserving a century of history and introducing a new chapter that feels equally timeless.
We’re now approaching the halfway point of the restoration, and for the first time, the vision we’ve carried since day one is beginning to take physical shape. Spaces are revealing their proportions, original architectural details are coming back to life, and the house is gradually becoming exactly what we imagined when we first walked through its doors.
Working with heritage architecture is a delicate process where every detail matters and every decision shapes the future of a place that has already stood for a century. It’s a constant reminder that the most meaningful transformations are built with care, precision, and respect for what came before.

THE CURATED SUITE | SA BOLEDA
Mediterranean design doesn’t have to mean white walls, linen, and minimalism.
For the The Curated Suite at Sa Boleda, we wanted to explore a different interpretation, one that embraces richer materials, sculptural forms, expressive stone, and carefully curated artworks while remaining deeply rooted in its Mediterranean setting.
The generous ceiling height allowed us to create a suite where the bedroom, bathroom, and dressing room unfold as one continuous experience. Arched openings frame each transition, while warm oak, natural stone, handcrafted furniture, and layered textures create an atmosphere that feels both intimate and elevated.
Rather than designing a bedroom, we designed a private retreat, one that feels like a boutique hotel suite, yet unmistakably like home.
We believe Mediterranean interiors shouldn’t be defined by a colour palette, but by the feeling they create.

130 YEARS. ONE VISION.
The story of how a 130-year-old townhouse in a small Mallorcan village, once left in ruins, became a home that AD described as “a lesson in refined Mediterranean luxury.”
For us, Casa Margarita was much more than a project.
It was our first development. Our biggest leap of faith. And the project that laid the foundations for everything Rôck&Villa has become today.
When we first stepped inside, there were no guarantees. No international publications. No recognition. Just an old house, a bold decision, and a vision we believed in.
Years later, that same vision led Casa Margarita to be featured by AD, Vogue, ELLE Decoration and many other international publications. But those features were never the destination.
They simply confirmed what we had believed from the very beginning.
Looking back, Casa Margarita didn’t just become one of our most celebrated projects.
It defined the path Rôck&Villa would follow: restoring character, creating timeless spaces, and believing in the potential others might overlook.

A boutique luxury hotel we designed within an 18th-century stone palazzo in the historic heart of Hvar Island, Croatia.
Original stone walls, timber beams and centuries of character were carefully preserved. Contemporary interventions: microcement, blackened steel and warm natural materials. Together, they create a quiet harmony between heritage and contemporary hospitality, defining our vision of effortless Mediterranean luxury.

Working on a historical protected heritage property is unlike any other development project.
Every layer removed has the potential to reveal another piece of history. Every intervention requires careful consideration. Every decision is a balance between preservation and progress.
As works continue, we remain in close collaboration with archaeologists and historians, with new discoveries from the 16th century still emerging throughout the process.
As custodians of Sa Boleda’s next chapter, we approach every intervention with a deep respect for what came before, while carefully shaping what comes next.
Now approaching 50% completion, the transformation we envisioned for Sa Boleda is becoming increasingly tangible.
Sa Boleda is not simply being renovated. It is being thoughtfully reimagined, preserving centuries of heritage while creating a sustainable luxury home for contemporary living.

We often get asked about the name Rôck&Villa.
From the beginning, we wanted something that represented both of us, while also reflecting what we set out to build.
The R and the V are the first letters of our surnames.
Rock stands for permanence, substance and craftsmanship. The foundation of every timeless home.
Villa represents the world we create. Homes, spaces and experiences designed to be lived in.
And there was one more thing we wanted the name to capture.
A sense of elegance, but never too polished.
A sense of character, but never too serious.
Mostly refinement.
A little bit of rock ’n’ roll.

SA BOLEDA | LIVING ROOM
One of the first decisions we made at Sa Boleda was to open the living room to the landscape. Mallorca has a unique way of blurring the line between inside and outside, and we wanted this space to embrace that completely. The large arched openings take their proportions from the original façade while framing the views beyond, allowing light, nature and architecture to become part of the same experience. Sometimes the most important design move is knowing what deserves to be brought inside.

Dating back to the 1890s, the space already carried a strong architectural presence, so our approach was never about replacing its character, but building around it.

For Le Bistrot Sellier (@lebistrotsellier) the ambition was never simply to design a beautiful dining room, but to recreate the emotional atmosphere of a classic French bistro: intimate, layered, warm, and effortlessly alive.
